Overview

Based on the Delaware county Housing Assessment, five major themes were identified:

1. Rapid Growth

Delaware County is quickly growing and attracting wealthier households mainly from Franklin County.

2. Disproportionate Access to Housing

Newly built homes are getting bigger, exacerbating challenges of housing attainability.

 3. Limited Rental Housing Stock

Even with new and ongoing multi-family construction, vacancy rates for rental housing remain critically low.

4. Lack of Affordable Housing

Despite the high median household income, 14,500 Delaware County households are struggling with housing cost burden.

5. Restrictive Zoning

Land use and zoning policies restrict housing development (particularly larger multi-family and affordable complexes).

Given the data analyzed above, Urban Partners identified four County-wide housing strategies:
