Nocatee: A Triumph of Planning

A Modern unincorporated City in Northeast Florida

Nocatee is the second fastest growing master-planned community in the country. It is located just South of Jacksonville, Florida. The Parc Group developed it with a comprehensive plan in mind that included village-like neighborhoods, schools, offices, retail businesses and restaurants as well as recreational facilities, parks and nature preserves with land donated to both Duval and St. Johns County.

Nocatee was approved as a Development of Regional Impact (DRI) in 2001. The developers broke ground in 2005 with the construction of the Nocatee parkway (see historic map from 2005 below).

The first three neighborhoods to be built were Coastal Oaks, Dell Web Ponte Vedra and Austin Park. Beginning in 2006 the first homes were being offered for sale (2006 historic google map below).

This planned community experienced and explosive growth. By 2020 the population of Nocatee, FL had increased to 22,503 with a median age of 40.4 years, and a median household income of $124,821.00. The developer had sold a total of 6,495 homes with a median property value of $419,400.

The master plan also included two water parks, Splash Water Park and Spray Park and various other recreational facilities
