Mill Street Pedestrian Renovation

The goal of the Mill Street project is to develop a permanent pedestrian plaza on Mill Street (between Main Street and Neal Street) that supports local businesses and community activities while welcoming visitors to experience the Heart of Grass Valley in a unique and historical setting. The project includes beautification of the landscaping and lighting along the portion of Main Street that makes up the top of the “T” of the heart of downtown area. Main and Mill Street will be designed to enhance the outdoor dining, shopping, and event experiences for visitors and community members.

Memorial Park Facilities Improvement Project

The City was awarded $3.5 million in Community Development Block Grant (CDBG) funds for the 2019-20 application. The awarded project includes demolition and expansion of the Memorial Park Pool, addition of pickleball and basketball courts, replacing the softball field with all weather turf, addition of a new restroom building, and a new cut through road connecting Central Ave and Race Street to designed to provide additional parking.  Project Plans .

2024 Annual Street Rehabilitation Project

This project involved pavement grinding, overlay and replacements, utility adjustments, striping and marking on N Church St, N School St, N Auburn St, Ivy St, Finnie St, Linden Ave, Alta Vista Dr, and Chester St . The City partnered with Consolidated Engineering, Inc. to execute the project, which was planned for completion in summer 2024.

Memorial Park - Les Eva Field Turf Project

Condon Baseball Field Turf Project

Condon baseball field is being replaced with artificial turf along with drainage improvements, as part of the 2021 Measure E Park Improvements.

Scotten Field Turf Replacement

Artificial turf was recently installed at Scotten school's field along with an access road, parking lot, and restroom, as part of the 2021 Measure E Park Improvements.

Brockington Center Frontage Landscaping Improvements

105 Neal Street - The Brockington (Safeway) Shopping Center Frontage Landscaping Improvement Project includes installation of several decorative rock walls and new landscaping.

Condon Park Accessibility & Parking Lot Improvement Projects 

The Condon Park Accessibility Project included grading and resurfacing the trail, repaving the roadway, and repairing and installing sidewalk to meet current ADA standards.

The Parking Lot Improvement Project will include installation of a new restroom building, repaving of the LOVE building and baseball field parking lots, and extension of the existing concrete walkway.

742 Freeman Lane - The former Payless Shoe Source store is turning into an O'Reilly Auto Parts Store.

Construction is almost completed, this store is slated to open at the end of April 2023.

Quick Quack Car Wash

2059 Nevada City Hwy - New car wash facility including, but not limited to, new concrete walks, drive aisles, curbs, landscaping, and vaccuum stations.

The building permits for this project were issued in April 2023 and construction is underway.

Grass Valley Provisions, LLC

403 Idaho Maryland Rd - New retail storefront cannabis dispensary. The permit for Grass Valley Provisions, LLC to operate a retail cannabis dispensary was approved in July of 2022.

The building permit for the conversion of this existing retail space into a new cannabis retail dispensary was approved in April 2023 and construction will soon be underway.

Grass Valley RV Park Resort

11425 McCourtney Road and ±25 acres generally located north and east of McCourtney Road/Old Auburn Road - The Grass Valley RV Park Resort and Annexation consists of a 150 space RV Park Resort with 15 glamping spaces for short term camping and annexation of ±45 acres into the City.  Project plans .

Building plans for the RV Park's 4,565 square foot check-in and lobby and two (2) detached bathroom/shower buildings (398 square feet each) were submitted in May 2022. Grading has begun as of April 2023.

West Olympia Hotel

1812 E. Main St. & 10 W. Olympia Dr. -  West Olympia Hotel  is proposed to be a two-story, 74 room hotel that will include a pool and fitness center. The project was approved by the Planning Commission on December 15th, 2020 in accordance with the  approved plans .

Permits for this project have been approved and it is slated to begin construction in May 2023.

Dorsey Marketplace

 Dorsey Marketplace  Approximately 104,350 square feet of commercial space, 8,500 square feet of office space, and 172 residential apartments (96 2-bedroom units & 38 each of the 1-bedroom & 2-bedroom units). The residential area includes a clubhouse and pool, community garden, and tot park. The commercial space can accommodate 2 major shops, 5 smaller shops, 3 drive-through facilities, and a larger restaurant. There are meandering accessible paths proposed throughout to promote the walkability of the marketplace. There will also be a dog park.

Completed: Target

111 W McKnight Way - The former Kmart is being remodeled and turning into a Target Store. The site improvements include landscaping and façade alterations of  McKnight Crossing  and rebranding of the building facade. The improvement project includes a Starbucks in the Target store and a ±2,500 square foot outdoor seating area that was approved by the Development Review Committee in 2017.

1954 Nevada City Hwy. -  McDonald’s  is completed a façade, décor, drive-thru and restroom upgrade, as well as a 1,200 square foot building addition at the beginning of 2022.

Berriman Ranch Phase I

Berriman Ranch Phase I is single-family new home community that consists of 30 homesites with homes ranging in size from 1,579 to 2,491 square feet. House designs include 1 & 2 story homes, 3-4 bedrooms and 2-3.5 baths.

Berriman Ranch Phase II & III Duet Subdivision

On May 18, 2021, the Planning Commission approved the Planned Development and Subdivision Map for the Berriman Ranch Phase II Duet project located east of Picadilly Lane (APNs: 022-140-055 & 022-140-056). The project consists of the division of a ±7.66-acre parcel into 12 zero lot-line lots ranging in size from ±3,984 square feet (Lot 11) to ±8,405 square feet (Lot 12).

Phase III was approved in February of 2022 and will consist of 60 duet/duplex lots. The same architectural design will be used for Phase II & III.

Gilded Springs

Ben Taylor Crossing -  Gilded Springs  is a walk to town living experience. The development consists of 26 customizable homes designed to fit each owners’ lifestyle. Home styles include the Cottage (1,400-1,770 sq. ft.), the Porch Home (1,800-2,089 sq. ft.), and the Estate Home (2,203-2,835 sq. ft.).

Infrastructure improvements (water/sewer/roads) were completed in the Spring (2022).

Heritage Oaks Phase II - Habitat for Humanity

Located on the Southside of Joyce Drive, east of the junction of Joyce Drive and Whiting Street, Heritage Oaks consists of 14 dwelling units for very low and low-income housing. The lot sizes range in size from ±2,885 (Lot 3) to ±4,772 (Lot 5) square feet.

The final map for the lot line adjustment for this project is currently being processed (June 2022). Once the final map is recorded, Habitat can move on to the next steps in the development process including design approval and building plan review.

 

Habitat for Humanity Homes

Nevada County Habitat for Humanity is completing a series of houses on Kendall and Stennett Street in Grass Valley. Learn more about  Nevada County Habitat for Humanity  organization!

Habitat has completed three (3) homes on Kendall St, and one (1) home is currently (June 2022) under construction on Stennett St.

Loma Rica Ranch (Phase 1 - The Creeks Neighborhood)

The 81.6-acre  Creeks Neighborhood  provides a mixed-use, compact, walkable neighborhood that incorporates day-to-day amenities and serves as a social center for residents and visitors. This phase proposes 249 residential parcels.  Loma Rica Ranch Specific Plan .

Master plans for the nine (9) duet designs and the three (3) standalone home designs were submitted to the City in March 2022, the building plans are currently (June 2022) being reviewed by the City's Building Department.

The Pines

450 Bennett St. -  The Pines of Grass Valley  is an upscale apartment home community consisting of 108 1 & 2 bedroom units. The resort-style design includes a swimming pool, hot tub, sundeck, private cabanas with TVs, fire pit, outdoor Yoga Studio, on-site business center, smart home features, on-site deli and market, and Lockboxes. The development will be an eco-friendly community with no natural gas, EV-chargers on-site, and exclusive nature trails throughout.

The Planning Commission approved the project on November 17th, 2020. The City has not yet received improvement or building plans for the project.

Ridge Village/McKenna Subdivision

2418 Ridge Rd./1039 Slate Creek Rd. - The Ridge Village Subdivision consists of the division of a ±6.35-acre parcel into 24 single family lots ranging in size from ±6,088 (Lot 24) to ±15,689 (Lot 15) square feet. This project has merged with the McKenna Subdivision that was approved by the Planning Commission on March 16, 2021 and consists of the division of a ±4.28-acre parcel into 10 single family lots ranging in size from ±6,300 (Lot 2) to ±8,338 (Lot 10) square feet.

Grading and site improvements for the Ridge Village project started in the Summer of 2021 and are still underway.

Timberwood Estates

 Timberwood Estates  is a 45-lot development, offering semi-customized homes in three sizes of 1,804 – 2,080 – 2,224 square feet, including spacious 2-car garages. All homes have stucco and siding exterior, granite/quartz counters, tile shower per plan, stainless steel appliances, and front yard landscaping. The development is located off Brunswick Road at Timberwood Drive.

Multiple Timberwood Estates homes have been completed and are now occupied. Meanwhile, multiple master plans are currently (June 2022) being reviewed for the future homes to be built on the site.

Town Talk Village

634 Town Talk Road - Town Talk Village consists of 11 two-story, detached single family residential units, with an option of 4 secondary residential units located over the garage. The proposed units range in size from ±1,100 square feet to ±2,500 square feet. The secondary residential units located over the garage are approximately ±600 square feet.

The proposed site improvements, which includes approximately 4,500 cubic yards of grading, installation of sewer, water & storm drain infrastructure, are currently (June 2022) being reviewed by the City's Engineering, Fire, and Planning Departments.

County Sponsored Projects

Empire Mine Courtyard (Formerly the Coach N Four Motel)

Completed: Brunswick Commons

Empire Mine Courtyard (Formerly the Coach N Four Motel)

Nevada County acquired the Coach N Four Motel, located at 628 South Auburn Street in Grass Valley, in 2021 with plans to remodel, update, and convert the motel into permanent housing.

The project will have on-site monitoring and supportive programming, providing stability and a pathway to permanency for people experiencing homelessness. After an initial rehabilitation of the site, the site will be utilized as an interim navigation center providing housing, wrap-around services, and 24/7 onsite supervision to vulnerable residents in partnership with AMI Housing. 

The Coach N Four property was purchased with State  Project Homekey  funds. The project will seek additional funds to complete the rehabilitation of the property and convert it into permanent housing by 2025.

Completed: Brunswick Commons

 Brunswick Commons  (Affordable & Homeless Housing) The proposed Brunswick Commons project is a mixture of affordable housing and homeless resource center which includes transitional housing units. This is a County-sponsored project located within the City of Grass Valley.

When completed, the Brunswick Commons project will provide 28-units of low-income housing (rent set at 30% of Nevada County’s average median income) and 12-units of Permanent Supportive Housing (PSH) for chronically homeless individuals with severe mental illness who are receiving supportive services from the County’s Department of Behavioral Health.  Learn more about the Brunswick Commons project .
