As contemplated by the Development Agreement for the Canyons Specially Planned Area (SPA), TCFC is proposing Phase 1 of the revitalization of the Canyons Village arrival experience. Pending approval, the Canyons Village Parking Garage will consolidate and replace surface parking throughout the village and will be situated at the southeast corner of Lower Village Road and the Frostwood Drive/Canyons Resort Drive roundabout, enhancing accessibility and connectivity and creating vibrant community spaces.

The future Canyons Village Parking Garage is a comprehensive solution to enhance the guest experience and ease access to Canyons Village. As designed, the garage consolidates and replaces existing parking within Canyons Village and results in approximately the same number of spaces currently available, creating a single, convenient, covered arrival facility with multiple entrances to expedite the morning arrival experience and get guests on snow faster.

The project's design consolidates existing surface parking into one location next to S.R. 224 and provides three access options—directly to parking on level 3, the internal drop-off area on level 2, or directly to parking on level 2.

This project, with its elevated guest arrival experience, provides an opportunity to use tools, such as paid parking, to increase carpooling and reduce congestion, positively impacting traffic in the region. The specifics of the operating plan for the Canyons Village Parking Garage – rates, hours, seasonal variations – will be developed as part of the next phase of the project rollout, including opportunities to engage thoughtfully with the community, resort employees, and other stakeholders. The garage’s convenient location near S.R. 224 and transit has been thoughtfully selected to make this the parking location of choice for day guests, reducing traffic in the heart of Canyons Village and making it easier for guests to get on snow faster.

Improved Accessibility and Connectivity

Key features include the opportunity for a new pedestrian plaza on the ground floor, providing ample space for gathering and easy access to transit options. Enclosed glass escalators transport people between levels, operating to serve typical traffic flow patterns at different times of the day – downward to the transit plaza in the morning and upward to parking in the afternoon.

Sustainable Design

The Canyons Village parking garage is intentionally designed in conformance with Summit County’s sustainability initiative. As designed, the garage facade will be clad in beetle-kill lodgepole pine, supporting sustainability and reuse. We are studying and pursuing the integration of electric vehicle charging stations to promote eco-friendly transportation options. The parking garage design replaces uncovered parking stalls with covered parking stalls, nearly eliminating the use of snowmelt, salt, and heavy machinery to remove snow. Together, the roof and facade minimize the need for external lighting, resulting in a project that will be Dark Sky compliant and an overall better neighbor to residents and guests (both human and animal) of Canyons Village.

Impact on Views

We understand that preserving our community's natural beauty is a top priority. The parking garage was strategically designed to integrate with the landscape, preserving Park City’s expansive views. Substantial effort was made to complement the natural contours of the terrain so much of the garage remains hidden from S.R. 224. The exterior design, featuring beetle-kill lodgepole pine, harmonizes the structure with its surroundings and enhances the parking garage’s natural aesthetic.

Project Phases

The Canyons Village Parking Garage project will take shape in three distinct phases, each contributing to the creation of a world-class arrival experience at Canyons Village. To begin addressing immediate parking needs and inform the design of the following phases, the parking garage will be constructed in Phase 1. Phase 2 improves connectivity between the parking garage, transit center, and Cabriolet by creating a public gathering space including snow melted walkways, an elevated and upgraded transit center, public restrooms, and landscaping. Finally, in Phase 3, consideration is being given to expanding the public gathering space and commercial opportunities. TCFC is currently seeking approval for Phase 1 of the project so the approved design can inform the planning and design of the second and third phases. Altogether, the three phases will offer a new sense of place and unrivaled convenience for both residents and guests of the Canyons Village and the surrounding areas.

Construction Timeframe

Pending approvals, including permitting by Summit County, we anticipate construction of Phases 1 and 2 will span 2024 and 2025, with the goal of completing the parking garage and pedestrian plaza in time for the 2025-2026 ski season. The timing of Phase 3 has not been determined.
