Project Overview

The City of IGH is gathering resident input regarding future land-use and development patterns in the area north of 70th Street and east of Highway 3/South Robert Trail. The City is currently studying a range of potential development scenarios and what transportation and utility infrastructure would be needed to support them. Ultimately, a range of opportunities and alternatives will be developed.

Tour the Study Area

Context

The study boundary is located in the Northwest Area of IGH. The area is bound to the west by South Robert Trail, or Highway 3, to the south by 70th Street East, and to the east by Harmon Park. The northern boundary aligns with 60th Street East, near Harmon Park. The area in red outlines the study boundary.

Topography and Wetlands

The study area has varied topography, many wetlands, and dense tree cover. The natural features of the project area create complicated engineering issues but also provide an opportunity to develop unique and beautiful places for the community.

Annual Average Daily Traffic Counts

Existing traffic patterns, future transportation projects, and growth in this area all influence the feasibility of connecting 65th Street through the study area. This map represents the Annual Average Daily Traffic (AADT) around the project area. It is a measurement used to represent approximately how many vehicles travel along a roadway in a given day over the course of a year.

Future Land Uses

The City's Future Land Use map identifies where different types of development would best fit in the city. In the study area for this project there are three types, all residential. Low Density Residential outlines density ranging from one to four units per acre. Low-Medium Density Residential will have a slightly higher density of four to eight units per acre. The Mixed-Use area includes lots that contain a mixture of many uses in conjunction with higher density residential at 12 to 35 units per acre.

Community Engagement

Open House #1

The first open house for the 65th Street Small Area Plan was held in-person on August 28, 2023, at the Veteran’s Memorial Community Center in Inver Grove Heights. Participants reviewed the existing conditions in the area, were invited to participate in visioning activities, and reviewed the scope of the study. An interactive online website was hosted as well to provide an alternative way to provide comments.

Developer Forum

A workshop was held in-person on September 27, 2023 at the Veteran’s Memorial Community Center in Inver Grove Heights. Local developers were invited to discuss the 65th Street Small Area Plan. Open House #2

The second open house was held on February 29, 2024 at the Veteran's Memorial Community Center in Inver Grover Heights. The project team presented an overview of the planning process to-date and the preliminary alternative concepts. Click the button below to view the presentation.
