Fidelity Investments

As Covington’s largest employer, Boston-based Fidelity has about 4,675 employees at its Midwest regional office in Covington.  Fidelity Investments announced three expansions of its Covington campus in 2021. The first, 450 new jobs, are part of a hiring initiative that will add 4,000 more employees nationwide by the end of 2021. The second, saw Fidelity announce plans to hire 60 more employees in Covington. That is in addition to the hundreds of employees it added locally in 2020. The third, which happened only two months ago, announced the addition of 343 jobs in Covington for a total of 1,393 new jobs in 2021 alone.

Stephen Gould Co.

The Stephen Gould Company chose to relocate their suburban regional Cincinnati headquarters to Covington in February 2018. The company was attracted to the City’s renaissance and desire to help redevelop a historic property. The company signed a 10-year lease and will ultimately bring 25 employees to Covington.

DBL Law

DBL Law, one of Greater Cincinnati’s largest law firms, has moved its headquarters to the historic Monarch Building. The $11.3 million project resulted in a 30,000 square-foot headquarters building for DBL and brings 76 employees to the Roebling Point business district. After extensive renovations and expansion, the building opened in late December, 2021. It also includes ground-level parking space.

First Financial Bank

A long-time lender of many of Covington’s recent revitalization projects, First Financial bank opened a Northern Kentucky headquarters that includes a new retail branch, community space, and office space for its staff. The building also includes a meeting space that can house 75 people, at no cost for civic or nonprofit groups. Construction began in spring 2020 and was completed by Fall 2021.

Pickle Factory

The $1.9 million renovation of a vacant, former “Pickle Factory” has transformed the first floor into the Wenzel Whiskey bourbon blending experience – customers can order bottles of custom blends to suit their tastes. The project was completed in fall 2020, while the distillery opened halfway into 2021. The upper floors house the Pickle Factory Hotel.

Rizzo Bros. Inc. Painting

The commercial painting contractor has added 20-plus new positions to accommodate its business growth for approximately $1 million in new payroll and is also planning a new adjacent facility/expansion to handle increased production capacity for an additional significant capital investment.

533 Pike St

The new owners purchased the property in July 2021 and intended to use the property as storage for their business, but after reading about the City’s new vacant property incentive, they decided that it made sense to renovate the property from Class C1 into Class B office space instead. The renovation will create move-in ready, more affordable Class B office space.

Heringer Meats Building

Renovating a former meat packing facility in the middle of downtown wasn’t easy, but this renovation has created two retail spaces that are now being marketed and 2 apartments.

Gravity Diagnostics

This life-science organization expanded its full-service, state-of-the-art laboratory in Covington in response to the COVID-19 pandemic. This led to a 3.7MM investment resulting in 50,000 square-feet of new lab space, 16,000 SF office space at Rivercenter and 400 new jobs.

Icon Marketing Communications & Road iD Deal

ICON: $4MM investment; 38+ new jobs

Road iD: $1MM investment; 25 jobs retained; 4 new jobs.

Road iD relocated within Covington to a new building as part of an agreement to allow ICON to move to Covington and into its old building in February 2020.

Relocations to RiverCenter Towers

 Step CG:  $4MM investment; added 52 jobs in 2020.

 Gentis Solutions : $2MM investment; adding 275 new jobs in 10 years and 80 new jobs in 1 year.

 Hilltop Basic Resources : $3.3MM investment; 20+ new jobs in 2020.

 Protective Life : $18MM investment; 90 new jobs in first year; 255 new jobs in 6 years.

These companies have plans to move their headquarters to RiverCenter or already moved there in 2020.

M & M Service Station Specialist, Inc.

(Under Construction/Design)

M&M Service Mid-Valley Supply announced plans to move its corporate headquarters to Covington from Silver Grove, KY. The gas station construction and services company has purchased and is currently renovating a 100,000-square-foot building at 315 E. 15th Street. This $3.3 million investment that will add 66 new employees.

CovTech Project

(Under Construction/Design)

In 2020, the City announced that the former Value City and Burlington “big box” store locations in the Latonia Plaza II shopping center were purchased by ReGadget and Blair Technology Group. ReGadget supplies software and technology to schools, while Blair sells refurbished computers. Over the past year, both have invested $7 million to renovate the buildings into 200,000 square feet of office space, with room to accommodate more companies.

Hotel Covington Expansion

Hotel Covington announced a $22.5 million redevelopment of the former YMCA building and Gateway Bookstore in Covington. The project will revitalize a visible corner of downtown Covington, transforming the 72,000-square-foot building at 19 E. Pike St. into a bourbon distillery experience, 10,000 square feet of office space and an expansion of Hotel Covington. The upper floors of the Covington YMCA will be converted into 60 VIP and presidential suites to complement Hotel Covington’s 114 existing rooms just to the south. Estimated completion spring 2023.

Republic Bank Building

(Under Construction/Design)

The 6-story building at 535 Madison Ave. has remained largely vacant for many years. To address this, the Republic Building Project spends $4.9 million modernizing the 27,000 square-foot building into a multi-tenant office complex. Current tenants will remain in place, while unused spaces will be completely redone. Elevator and façade improvements are topped by a new rooftop bar. This will create approximately 60 new jobs and freed up 3 remodeled floors for rent.

Lighthouse Transportation

722 Scott Blvd. is an 11,000 square-foot building that has been vacant for years. The conversion of this 3-story building will turn it into Class A office space. Lighthouse Logistics plans to expand its Covington operations, adding 64 new employees to this location.

DeanHouston+

(Under Construction/Design)

DeanHouston+ announced that it would be relocating its global headquarters from Cincinnati to Covington in January 2022. The move will bring 40 jobs to Covington and create 16 more over the next three years.

419 Greenup

(Under Construction/Design)

The 3-story historic firehouse built in the 1880s once served as the home to Covington Fire Company #2 and has been vacant for decades. The building is mostly a shell and has only been used for storage, despite cool architectural elements and the walkable amenities nearby that would be attractive to office users if properly restored.

The $1.7 million renovation will completely update the façade, windows, and undergo a full interior remodel with all new mechanicals, fire suppression system, and structural improvements to create move-in ready, office space that will be available around December 2022. While the first floor will provide expanded event space for the Covington Yard development, the second and third floors will be marketed to office users that will help attract new payroll tax revenue to the City.

Middendorf Renovation

This newly completed renovation converts a former plumbing supply building into 6,000 SF of Class A office space while helping Durham Brands, a local branding firm, expand. This will retain 5 employees and they expect to hire 3 more creatives.

New Public Works

The City purchased a 3.7 acre property with a 68,000 SF building to become the new home of our Public Works Department. As part of the deal, the City sold the previous Public Works and Trash Transfer Station to Rumpke for $8 million, who will in turn renovate the facility to become their new NKY headquarters, adding 50 jobs to Latonia.

The $40mm RiverHaus development in Mainstrasse finished in Spring 2020, adding 189 apartments and 4,000 square-feet of commercial space.

The Bradford

The Bradford on Scott is a $2.3MM adaptive re-use of a 14,800 SF, three-story historic building into five condominium units and five street-level commercial spaces.  The units range in size from 1,800-2,500 SF and all units will offer two bedrooms with a study and roof decks.

Madison Place

This conversion of 290,000 square feet of office space into 187 apartments is located next to the Ohio River.

The building itself was completed in 2001, but renovations finished around 2020. A luxurious 11-story building featuring 24-hour desk security, garage parking, a spa, pet spa, riverfront lounge, demonstration kitchen, and a fitness center. Renovations were carried out by Corporex. As an added bonus, residents will receive benefits such as priority ticket purchases at Corporex’s Ovation concert complex in Newport.

John R Greene

This $36 million, 178-unit urban-style, Class A, multi-family community is in the center of Covington’s MainStrasse Village. In addition to bringing residents and businesses to the neighborhood, the development  provides the public with 90 new public parking spaces for visitors and businesses alike.

The development includes 20,500 square feet of commercial space with several street-level retail spaces and the renovation of the adjacent historic structure into Class A office space. This space includes a saltwater pool, outdoor fireplace and grilling area, outdoor bar, and rooftop club.

The Madison Flats

The Madison Flats includes the renovation of 1 one-bedroom apartments and commercial storefronts.

Orleans Development hopes it fills the need for "small, economical, and beautifully-designed apartments". Rents are designed to be affordable, between $600 and $875 per month.

303 Court

$31.5MM investment; 133 new apartment units; 6,000 square-feet of commercial space.

This $31.5 MM adaptive-reuse project will transform a former jail and administrative building into 133 apartments and restaurant/retail space in Roebling Point.

Cambridge Square Apartments

Fairstead has acquired and is renovating 200 affordable apartments that will be completed in late 2022. Between acquisition and renovations, this is expected to be a $39 MM investment that helps to preserve and update our existing housing stock.

The Colony

Another major investment by Fairstead, 137 senior living apartments have been acquired and are now being renovated in Latonia. This $13.5 million investment is underway and is expected to be completed in 2022/2023.

Park Pointe Development

This luxury development by Joshua One is underway to build 70 luxury single-family homes with skyline views starting at $800K and going up to $1.5 million.

Tuscany Development

Continuing on their prior investment, Fischer Homes is currently constructing over 600 units consisting of 118 single-family, 441 condos, and 68 townhomes in South Covington. Several hundred units have been completed and are currently available on the market, if not already occupied. There are 10-single family floor plans from 300-450k, six from 260-400k, and condos at 130-200k.

This 132 Class A apartment complex is being developed by PLK Communities and will consist of 54, 1-bedroom and 78, 2-bedroom units with skyline views. The $15 million investment is under construction and rents are expected to start at $1,200/month. Opening is currently slated for Summer 2022, but pre-leasing is available.

Tapestry Ridge

After purchasing the site for $4 million, Arlington Properties is developed 26 apartments consisting of 166, 1-bedroom, 81, 2-bedroom, and 20, 3-bedroom luxury units. Rents are expected to start at $1,300/month.

Covington Yard

An up-scale outdoor food court located at Fourth and Greenup opened in September 2020 featuring open green space, room for entertainment, an outdoor bar, and innovative shipping containers outfitted for food vendors.

Riverfront Commons

Covington Plaza, featuring a 1,275-seat amphitheater, is the centerpiece of the Riverfront Commons project. It will serve as the anchor to an 11.5-mile walk/bike path along the Ohio River connecting several trails and parks in Northern Kentucky and Ohio.

Development of former IRS site

The City of Covington purchased an aging IRS complex, demolishing it to make room for new developments. (line break, like the one already in the existing description) Plans include a restored street grid, a levee park, a community plaza for festivals, and a mixture of office, retail, and living spaces.

Covington Community Montessori

This school, which opened in September 2020, is the first Montessori school in Covington. It welcomes all families, regardless of financial status – providing them with a third option for education besides public and Catholic schools.

Republic Bank Building

$4.8MM investment; 66 new jobs; 27,000 square-feet. The renovation of the old office building will transform it into a multi-tenant upgrade featuring an elevator, historic facade enhancements, and a rooftop bar.
