Location: 1300 NW 8th St

90 North is a speculative stand-alone 171,000 square foot industrial concrete tilt building with office space, associated truck court, parking, and drive aisles.

Under Review: Submitted site plan package December 6, 2024. Determination of completeness pending. Zoning changed to Business Park. First round site plan comments sent to applicant, City is awaiting a response.

Army National Guard Readiness Center

PLN: Commercial/Industrial

Location: 438th St SE (Address Not Yet Assigned)

Washington State Military Department's King County Readiness Center.

Under Review: Staff is working with the applicants on the project, however, the City has not received formal project applications. Puget Sound Energy has now abandoned their interim use proposal of temporary Laydown Construction Yard on the property (which was to support a regional utility project). Subsequent short plat by Puget Western and Army National Guard project will require preparation of a master plan for further development of this area. Meeting in January 2025 to confirm if they are participating in the Middle Fork MSP.

Under Review: Application received July 5, 2022. Development Agreement approved by City Council on November 15, 2022. SEPA was issued October 13. Site Plan approval and awaiting Engineering resubmittal and building permit submittal.

Gravity Marine

Location: 45302 SE North Bend Way

4,800 square foot and 9,600 square foot building with associated improvements. Buildings to be used for warehousing/storage and office space for Gravity Marine, a research company, and Gregory Drilling, a drilling services company.

Under Review: Applicant submitted building permits which are under review. Engineering review still underway and City is awaiting a resubmittal.

Location: North of SE 140th at Eastern City Limits

40 unit Single Family Home subdivision.

Under Review: Early Clear and Grade permit for initial grading activities and tree removal anticipated to be issued in march/early April 2025. Rockery walls submitted for initial review in late February. Final Clear and Grade Permit is anticipated to be submitted before June 2025.

Under Review: Permit was issued and construction is underway.

Construction of a new parks department Administrative Office Building to include all associated civil utilities, parking, and landscaping (confined to the east side of the site only - development of the west side of site later).

Under Review: Building Permit issued January 29th, 2025. Site work underway.

3,130 square foot maintenance shop with associated parking and non-motorized path connecting Park St to Si View Pool.

Under Review: Site Plan, Floodplain, Engineering, and Building reviews complete. Applicant obtained permits on March 15, 2024.

Wyndham Hotel

PLN 2021-0403: Commercial/Industrial

Location: 661 S Fork Ave

Wyndham dual 136 room hotel in the outlet mall (approximately 81,555 square feet) on 1.27 acres.

Under Review: Boundary Line Adjustment to separate the hotel lot from the remainder of the outlet mall site was completed and signed on 12/11/2023 and recorded. Demolition of the portion of the previous outlet mall building where the hotel will be located is now complete. Incomplete re-submittal of the binding site plan application was received on 2/26/2024, including civil review, based on the City's last review comment round provided on 7/1/2023. Awaiting resubmittal from the applicant addressing remaining design review comments, landscape comments, and civil comments not yet addressed in the 2/26/2024 submittal. Building and Fire department have both approved building plans.

Middle Fork Master Site Plan - Puget Western

PLN 2024-0481: Commercial/Industrial

Location: 46550 SE North Bend Way

Preparation of submittal of a Master Site Plan to allow infrastructure and individual lots to be created to allow for future buildings/construction.

Under Review: A pre-submittal public meeting was held February 19, 2025. Application for Master Site Plan review submitted on 3/10/2025 which depicts a potential mixed-use development of multiple commercial buildings, flex industrial buildings, and large industrial buildings. A hearing to approve the Master Plan is not expected until late summer or fall.

Mountain View Mixed Use Project

PLN2024-483:

Location: 1310 E North Bend Way, 1330 E North Bend Way, 1350 E North Bend Way, 1360 E North Bend Way

Construction of 8,000 square foot commercial along SE North Bend Way and up to 65 for-sale townhomes behind. A Development Agreement is required to be approved by Council April 1, 2025 to allow ground floor residential in the NMU zone which is not out right permitted.

Under Review: Planning Commission recommended approval of the Development Agreement on February 19, 2025. CED Committee will review the recommendation March 18, 2025 for Council consideration.

PLN 2016-0246: Multifamily

Location: off SE North Bend Way/436th Ave SE

Condominium and apartment complex (212 units) with park.

Under Construction: Final Short Plat was recorded on 2/29/2022. Final Binding Site Plan was recorded on 1/23/2023. All building permits have been issued and construction is underway.

Maloney Estates (John Day Homes)

PLN 2014-0143: Subdivision

Location: off Maloney Grove Ave SE

23 Single Family Home subdivision (1 existing home to remain, 1 home to be replaced).

Under Construction: Bill of Sale approved by Council. Switchover from performance bond to 24-month maintenance bond will occur once broken sidewalks are fixed.

Rainier Asphalt Office Building

PLN 2021-0394: Commercial/Industrial

Location: 43424 SE North Bend Way

New 10,000 square foot three-story office building for the corporate offices of Rainier Asphalt on a portion of their existing 1.6 acre site. Upgraded site access, utilities, parking, and landscaping are proposed.

Under Construction: February 12, 2025 Temporary Certificate of Occupancy issued, awaiting building design for planning approval to be approved before Final Certificate of Occupancy issued.

SeaCon Industrial Building

PLN 2019-0343: Commercial/Industrial

Location: 45554 SE North Bend Way

New 36,000 square foot light industrial building with 7,000 square foot office on 2.5 acres.

Under Construction: Clear & Grade Permit issued 3/23/2023 and Building Permit issued 3/23/2023. Building construction has not started. On 12/20/2024 the City agreed to extend permits one additional year to March 23, 2026. If project has not commenced by then, new submittals for Site Plan Approval, Clearing and Grading, and Building Permit will be required to meet updated manuals and codes.

Snoqualmie Valley Athletic Center

PLN 2016-0232: Commercial/Industrial

Location: 1422 Bendigo Blvd N

New multisport athletic center with a first phase including outdoor synthetic turf fields, and a second phase including a building to house indoor courts. A new Development Agreement (DA) extends the obligations of the previous DA to the new property owner and extended timelines to complete required improvements based on anticipated timeframe for the public sewer construction with the Utility Local Improvement District (ULID).

Under Construction: A new Development Agreement (DA) with new property owner, Peak View LLC, was approved by the City Council on 2/20/2024. Phase 1 is substantially complete, and the applicant is currently operating under a Temporary Certificate of Occupancy. Applicant is still completing site improvements to address a public works punch-list for corrections and completions required for Phase 1. Phase 2 for building to contain indoor courts not yet submitted.

Sphalerite Technologies

Location: 45401 SE North Bend Way

New 1,440 square foot commercial building, with subsequent phases consisting of two small office buildings (3,360 square feet and 1,440 square foot on a 24,000 square foot lot).

Under Construction: Clear & Grade Permit issued 7/21/2021 and site is under construction for civil/site work only. Building permit was received for one of the three proposed buildings on 10/24/2024, and has been placed on hold awaiting resolution on an issue with the design and size of the stormwater infiltration facility. Awaiting submittal of building permits of other other two buildings.

58 Single Family Home Subdivision.

Under Construction: Plat infrastructure has been completed and final plat is scheduled to go to City Council for approval on March 18, 2025. Following final plat approval, additional building permits may be issued.
