Retail and restaurant uses fronting S. Friendswood Drive on the ground level, office uses fronting Willowick Drive on the ground level, a parking mezzanine between floors 1 and 2, and Class-A apartments on floors two, three, and four. A swimming pool, fire pits, and other outdoor features will be provided on the second floor for the residents of the apartments. The development has street access from S. Friendswood Drive, Willowick, and Spreading Oaks. A dog park and improved outdoor space between this development and the City of Friendswood Library will also benefit the future residents and citizens visiting the Library. Finally, outdoor seating and gathering space along S. Friendswood Drive accompanied by attractive landscaping and large sidewalk areas will be an added benefit to the community.

Due to the small footprint of the property, some design modifications and alternative plans have been applied, which fit the general purpose of the Downtown District zoning. .

The Friendswood City Center will be a mixed-use development combining commercial, retail, hospitality, office, civic/municipal, mixed-use buildings, and multi-family residential (500 units), and recreation/open space to create a vibrant, walkable neighborhood.
The extension of Blackhawk Boulevard from FM 528 to Bay Area Boulevard will provide additional routes of travel, as well as additional street frontage opportunities for the commercial buildings.
A variety of uses will provide entertainment, dining, and neighborhood services to those living in the community. Multi-story office buildings will serve as a small employment center to increase the number of people to support the development on a daily basis. A hotel will provide accommodation to allow others to stay within the property and enjoy the amenities it has to offer.
Recreation will include 4.4 miles of trails throughout the development, 2.5 miles of sidewalks between the stores and offices and 2.2 miles of gravel trails throughout the green space. A lake will be constructed to serve not only as detention for the development and regional flood mitigation along Clear Creek, but also as recreation for non-motorized watercraft such as canoes and kayaks. The lake will be accessible by the public from the new Blackhawk Boulevard extension; parking will be provided as well.

Friendswood Community Hospital
3201 E FM 528
Friendswood Community Hospital is taking over the vacated building at FM 528 and Bay Area Boulevard that was previously occupied by Walgreens. The new micro-hospital will provide medical services for local Friendswood residents. Twenty four hospital beds, which will accommodate both emergency room beds and short-term hospital stays, will be an asset to the community.

Castle Biosciences

Castle Bioscience is constructing a new building on the property located at W Parkwood Avenue and Friendswood Parkway. The property was platted earlier this year subdividing the 25 acres into four commercial reserves and one reserve for drainage. The new building will be constructed on Reserve B. It will be a four-story building containing 86,151 square feet and will have access from both W Parkwood Ave and Friendswood Parkway. Currently, Castle Bioscience occupies two floors in the building located at 505 S Friendswood Drive. The other reserves will be available for future development. This project is also part of TIRZ #2, which has been approved by City Council. Castle Bioscience will be responsible for constructing 2 lanes of Friendswood Parkway as their part of the TIRZ agreement in addition to the detention pond being dedicated as a public pond.
