Building on over a decade of studies, assessments, and construction projects, the town of Needham, MA is embarking on the next phase to transform its town center by repurposing space within the public realm to stimulate economic development and create a vibrant, sustainable, and resilient destination for current and future residents and visitors.


The Latest: Virtual Information Sessions

The Town of Needham and the Project Team hosted two virtual information sessions to update the community on the Envision Needham Center project on Thursday, April 3rd and Saturday, April 5th:

The Project Team shared key takeaways from community outreach events thus far, presented an overview of ongoing traffic studies, and identified next steps for the conceptual design and pilot demonstration phases.

Milestones

Visioning & Conceptual Design

During this phase, multi-faceted community outreach will take place to create and refine a vision for the Great Plain Ave corridor, enabling the design team to identify conceptual options for stakeholders’ consideration. Anticipated activities include open houses, Select Board meetings, pop-up events, and stakeholder interviews. Est. Winter 2024 - Spring 2025

Pilot Demonstration

To experience the benefits and impacts of the proposed project, a pilot demonstration will be implemented on-site using various temporary materials, such as flexible delineator posts, planters, temporary barriers, pavement markings, and signage. Est. Summer 2025

Preliminary Design

Once the community’s vision is refined, the preliminary design for the preferred concept will be advanced, considering site constraints, design criteria, pilot feedback, and other factors. Est. Fall/Winter 2025

Final Design

Building off the preliminary design and incorporating lessons learned from the pilot demonstration, the final design will be advanced to produce design documents suitable for advertising and constructing the improvements. Timeline: TBD


Project History

February 2025

Public Outreach continues with an Open House at Town Hall on Saturday February 8 th . Residents, visitors, and stakeholders were able to learn about the project, meet the Design Team, discuss objectives, and begin to form and share their ideas to help Envision Needham Center. Members of the Town and the Envision Needham Center Working Group were also present throughout this event to engage with the community.

Guided Walking Tours provided opportunity for stakeholders to engage with the Design Team and Working Group members while taking the Walking Tour survey. The 4 tours prompted many questions, promoted open communication and engagement, and solicited wonderful feedback that will directly inform the project and approach.

September 2024

The public outreach process begins with a pop-up at the Needham Harvest Fair. Residents were able to use a map of the project area to explain their desires and concerns. They were also able to leave notes on focus areas for improving the Great Plain Ave corridor, including safety, vibrancy, and community.

Fall 2024

The Town begins the work to reimagine Great Plain Avenue with the selected consulting team of Apex and Toole Design. The project team will focus on the redesign of Great Plain Avenue from Linden Street to Warren Street, with input from residents, business owners, and Town staff. This exciting new iteration aims to transform Needham Center into a vibrant destination for residents and visitors alike, and improve access and safety for those accessing the area by foot or by bike.

Early Winter 2024

The Town issued a request for new proposals, paving the way for a refreshed approach to the Needham Center redesign.

2020-2023

Following public input and a detailed traffic study, it became clear that the original plans needed to be re-evaluated to better align with the community’s goals for Needham Center. The Select Board convened multiple times between 2020 and 2023 to discuss the new direction for the project, ultimately prioritizing the creation of inviting outdoor spaces, improved safety, and enhanced infrastructure for both pedestrians and cyclists. Rather than reconstruct the entire downtown area, efforts would be focused on Great Plain Avenue, and the planning and construction timeline shortened to 3-4 years.

2017

The first phase of this project was completed in 2017, which focused on enhancing traffic flow by coordinating the signalized intersections on Great Plain Avenue at Chapel/Chestnut Street and Dedham/Highland Street with the MBTA Commuter Rail crossing. This phase also included aesthetic and functional improvements for pedestrians while preserving existing parking spaces. It included improvements to lighting, drainage, and public gathering space.

2009

The journey to redesign Needham Center began in 2009, with the goal of revitalizing the entire Needham Center area through a reconstruction plan funded by Chapter 90 funds over a 30-year timeline.


What We've Heard

The voices of residents, business owners, visitors, and other stakeholders are crucial in reimagining Great Plain Ave. We’re committed to gathering feedback to ensure that the new design aligns with community needs and enhances the Town's unique character. Input is collected through local events, public and working group meetings, online surveys, and pilot demonstrations. Below is a summary of the feedback we’ve received so far.

Placemaking

The community envisions a vibrant, welcoming town center that supports local businesses and serves as a destination for shopping trips, "date nights", playdates, and community events. Suggestions to date have included adding more greenery—trees, flower beds, and landscaping—as well as benches, gathering spaces, water fountains, and unique design elements that celebrate Needham’s character. Enhanced lighting and aesthetic touches were also highlighted as essential to creating a lively, comfortable space that invites people to linger and explore.

Safety

Improving safety along Great Plain Ave is a major priority, particularly in creating better separation between pedestrians and vehicles. Residents suggested wider sidewalks, raised bike lanes, and strategically placed street furniture, such as benches or planters, to create clear boundaries. Increased visibility for pedestrians is another strong recommendation, with support for flashing crossing signs, raised intersections, curb bump-outs, and median islands to promote safe crossings.

Active Transportation

Many residents are interested in alternatives to getting to and around Needham Center that don’t involve driving. Safe bike lanes and bike storage as well as wide, friendly, and comfortable pedestrian ways are desired to invite more people to explore the Center on foot or by bike. These additions aim to make it more accessible to people of all ages, encouraging foot traffic and allowing residents to experience the area in a new, sustainable way.

The virtual information sessions held on April 3rd and April 5th, 2025 attracted over 100 participants. Participants were asked interactive  Menti  questions about their relationship to Needham Center, what they like most about it, and what they hope to get out of the project, shown below:


Needham Harvest Fair

At our booth during the Needham Harvest Fair in September 2024, we gathered over 170 pieces of feedback from the community. Residents shared their requests, priorities, concerns, and observations about existing conditions. Key themes from these comments are summarized below to highlight the aspects of Great Plain Ave most important to the community.


Envision Needham Center Working Group
