Kallangur-Dakabin Neighbourhood Planning project area
Introduction
Council has developed the draft Kallangur-Dakabin Neighbourhood Planning Future Directions Report (the Report) in consultation with the local community to establish a shared vision and strategies for the future development of Kallangur-Dakabin over a 10+ year period.
The draft Report is a document that will be used to communicate the outcomes of the neighbourhood planning process to date. Once finalised, it will be used to inform future outputs from the project, such as informing changes to the planning scheme and other Council projects and initiatives.

Now you know what is covered in the Report we wanted to take you through a few highlights.
Theme 1 - Environment and Parks

How the draft Report is responding:
- Identifying local environmental corridor to show clearly how it should be connected as future growth and development occurs
- Identification of parts of the environmental corridor to encourage future development to establish in areas that do not hold environmental values
- Encouraging future redevelopment of the Lillybrook Shopping Village to be located north of Freshwater Creek to allow rehabilitation to the south
- Investigation of lighting and other safety improvements.

How the draft Report is responding:
- Establishing three sub-precincts in the Kallangur Town Centre to provide specific guidance for future development to create places of interest
- Incentivising future redevelopment within and around the Kallangur Town Centre through zoning and building height changes, including higher density residential outcomes
- Providing guidance on the built form for the future development of two key sites within the Kallangur Town Centre.

How the draft Report is responding:
- Strengthening the connection from Kallangur Station through Paris Park to the Kallangur Town Centre by requiring a “Green Spine” connection through the Kallangur Fair site when future redevelopment occurs
- Improving local connections by identifying key road and pedestrian connections to be delivered through future development in key precincts

How the draft Report is responding:
- Refining local density outcomes including allowing higher densities in well serviced locations such as close to train stations and centres
- Facilitating subtle density increases in other well serviced locations to provide a variety of housing types and sizes.

A note on understanding density
Essentially density is a ratio of how many homes can be on 1 hectare of land.
The table to the right outlines the density ranges used in the Report and map above. This table also provides an example photo of what the density range could look like, and examples of how existing land parcels could be redeveloped and the number of dwellings possible.

Infrastructure Map
Infrastructure Map
Council delivers infrastructure for Moreton Bay in many ways including capital works programs, infrastructure contributions and through development.
Infrastructure that Council is responsible for includes local roads, active transport, stormwater, parks and community facilities. Drinking water and sewer infrastructure is the responsibility of Unity Water.
The figure to the right illustrates key trunk infrastructure that is currently planned through the Local Government Infrastructure Plan (LGIP), as well as proposed future infrastructure for investigation.
It should be noted that the LGIP will be updated from time to time meaning this map could become outdated.
