Welcome to Canada’s Prefab Construction Navigator! Version française à venir – French version to come. Last updated March 17th, 2025.

Here you can find information about companies which are involved in prefabrication (prefab) for a wide range of building types. In addition to companies that manufacture products, there are also firms that offer sales and leasing, along with specialist engineering design, installation and construction services. You can see what these companies make, where they are located, and get a sense of the scale of their operations.

Canadian prefab today

Prefab is not a new concept, but it is undergoing a resurgence as the need for more housing and infrastructure renewal grows. With the digitization of Canada’s construction industry well underway, the integration of Building Information Modeling (BIM) and computer-aided manufacturing systems is making it easier than ever to incorporate prefab solutions into projects of all sizes.

Company characteristics

Most prefab companies in Canada are small businesses. Many are family-owned. However, the sector also includes larger organizations operating multiple locations nationwide. Most of Canada’s large general contracting companies incorporate some level of prefabrication into their operations.

Each industrial location is counted according to the types of materials used during production. A location may be counted multiple times if multiple materials are used.

Key market segments

Prefab companies primarily serve low and mid-rise residential markets. These firms regularly cross over into hotel, resort and retail projects. There are also plenty of companies that serve industrial, commercial and institutional markets.

Each industrial location is counted according to the market it serves. A location may be counted multiple times if it serves multiple markets.

Products and systems

Canadian prefab companies make a very wide range of products ranging from simple frames and trusses to highly complicated volumetric modules, pods and entire buildings.

Each industrial location is counted according to the products it produces. A location may be represented multiple times if multiple products are produced.

Segments to watch

Wood is leading in prefabrication

Across Canada, the push to build more housing is driving innovation in industrialized construction, particularly in the use of wood. From simple wood frame panels to turnkey mass timber systems, the wood-based prefab space is a hotbed of innovation.

Looking beyond structure and envelope solutions

Most Canadian prefab companies make panelized products (steel or wood frame panels, SIPs, precast walls, etc.) and structural components (trusses, beams, columns, etc.).

The industry, however, also produces a range of other prefab products that add significant value to construction projects. These include building kits, partitioning systems, stairs, balconies and bathroom pods.

Many mechanical and electrical companies preassemble HVAC, plumbing and electrical packages offsite. The companies that specifically mention their prefab capabilities on their website are included, but we know there are more. We would like to  hear from you !

Each industrial location is counted according to the types of prefabricated components produced. A location may be counted multiple times if it produces more than one component type.

Why prefab matters

Prefabricated construction products are complete or semi-complete elements that are produced in a factory and then transported to the construction site for final assembly to create buildings.

Prefabrication is a key part of the “industrialization” of construction. It can help boost productivity, solve housing shortages, and significantly reshape the way projects are delivered in many markets. Here are some of the many benefits of prefab.
