Market Center Baltimore is home to an emerging redevelopment renaissance

106-110 North Eutaw Street (recently completed)

These three historic buildings (110 North Eutaw was built in 1801 or 1802 and was home to the original Devine Seafood Company, now Faidley's) were renovated and converted into 11 apartments and three ground floor retail spaces. Construction was completed in 2016.

Genesis: 9 North Howard Street (recently completed)

Chasen Constructing is renovating this building and turning it into 15 boutique apartments and ground floor commercial space, with occupancy in December 2019. See  project website  for more information.

416 North Howard Street (recently completed)

This long-vacant building was recently renovated and now includes five apartments and ground floor commercial space. Construction was completed in April 2017.

610 North Howard Street (recently completed)

Poverni Sheikh Group renovated this long-vacant building into ground floor commercial space and a self-storage facility on the upper stories. Construction was completed in 2017.

Crook Horner Lofts: 301-307 North Howard Street (starting soon)

B&B Baltimore plans to convert these two vacant historic buildings into 15 true loft apartments, with 14' ceilings and large windows, and two lively street-level spaces. See  project website  for more information.

Four Ten Lofts: 410 North Eutaw Street & 410-422 West Mulberry Street (recently completed)

Episcopal Housing Corporation and French Development Company included 48 affordable units for artists (including live/work options); 8 market rate units and 20 affordable units for people exiting homelessness. Project was completed in July 2021. See  project website  for more information.

Lexington Market: 400 West Lexington Street (underway)

The Baltimore Public Markets Corporation hired Seawall Development to spearhead the redevelopment of the country’s oldest continually operating public market. The project includes demolition of the Arcade, a 1980s addition to the East Market; construction of a new 58,000 square foot building on the surface parking lot; and creation of a new urban plaza, which will re-establish a pedestrian and visual connection between the 300 and 500 blocks of W. Lexington Street. The East Market will be re-purposed for new uses in the future. The new building will include space for fresh and prepared food vendors, seating, and events. SJ2 Apartments: 319 West Franklin Street (recently completed)

ZeB2 LLC. developed 12 apartments at this location. Project was completed in the Summer 2021.

128 North Paca Street (underway)

Prosper Attias is developing 9 apartments and 2,200 square feet of retail.

407-409 West Baltimore Street (starting soon)

Eight apartments and 672 square feet of retail are being developed at this location.

Charles L. Dunn Partners plans 60 apartments.

Prosper on Fayette: 400 West Fayette Street (recently completed)

Rise Real Estate built this 181-apartment building targeted to students (with rooms for 213 students) and four ground floor retail spaces. Project was completed in Summer 2021.

Le Mondo: 406 North Howard Street (recently completed)

Le Mondo, a non-profit arts organization, is renovating three buildings into a mid-sized multi-use performance venue and bar, a black box theater, studio, rehearsal and office spaces, affordable live-work apartments, and a neighborhood cafe. The first building, which houses 12 studios, flex performance space, and a bar, opened in May 2019. See  project website  for more information.

108 West Saratoga Street (recently completed)

This building was recently renovated into seven apartments. Constructed was completed in 2019.

Mulberry at Park Apartments: 211 West Mulberry Street (recently completed)

Enterprise Homes Inc. built this 68-unit affordable housing building, which meets Enterprises Green Community Criteria and opened in 2016. See  project website  for more information.

La Quinta Inn & Suites by Wyndham: 200 West Saratoga Street (recently completed)

Front Street Development LLC., renovated this former bank and office building into a 42-room hotel, which opened in April 2017.

L on Liberty (recently completed)

Housing Trust for America developed this 71-unit affordable apartment building, which includes a rooftop deck and bike storage. Projected was completed on in November 2019.

101 West Lexington Street (recently completed)

Okoro Development completed this renovation and reuse project, which includes 11 apartments and 3,000 square feet of commercial space, in 2016. See  project website  for more information.

Paca House: 116-118 North Paca Street (recently completed)

Volunteers for America renovated and expanded Paca House to create 92 units (a mix of efficiencies and one-bedroom apartments) which serve as permanent supportive housing for homeless Veterans and housing for the chronically homeless. It also includes a community resource center, and on-site resident services, such as counseling and case management. Project was completed in March 2020. See  project website  for more information.

Park Avenue Partners (Vitruvius Development and Hunter Briggs Company) plans 94 apartments, restaurants, office, and event space. See  project website  for more information.

A business owner in Market Center plans to renovate this building for ground floor retail and upper story living space.

Mayfair Place: 506 North Howard Street, 300-304 W Franklin: (starting soon)

Zahlco Development plans to renovate and expand the former Mayfair Theatre into 93 apartments, 75 parking spaces and 4,000-5,000 square feet of retail and arts space. See  project website  for more information.

Charm City Development renovated this handsome building, once home to the famed Marconi’s restaurant, into ten one- and two-bedroom apartments. Project was completed in 2021. See  project website  for more information.

Enoch Pratt Free Library: 400 Cathedral Street (recently completed)

The Maryland State Department of General Services supervised the renovations, which include new and improved spaces, such as a designated career center and expanded children’s department, technology upgrades, and safer, more up to date facilities.
