Why De Pere?

About De Pere

De Pere is a growing city on the banks of the Fox River. Because the river flows through De Pere, we have not one, but two downtown areas providing opportunities for businesses to thrive. Our approximately 788 businesses employ over 15,000 employees, not just in our downtown areas, but throughout our city limits. As seen on the chart, the majority of businesses employ white collar workers, followed by blue collar and those in the service industry.

The Fox River also creates opportunities for industry and recreation, alike. Many people utilize the river for fishing and water sports, while businesses use it for transportation and tourism.

Population

De Pere's full-time residents are what we will explore next. Our residents have varying economic and demographic characteristics that make De Pere unique. Two segments of our population that we will discuss first are growth and education. Our population slightly decreased from 2020-2024. A total of 71% of De Pere adults have received more education than a high school diploma alone, as indicated on the graphic.

Age

De Pere's residents vary in age with no single age group accounting for a large portion of the population. The chart to the left does indicated higher population numbers for the two age groups from 15-24. This spike is most likely due to St. Norbert College students that fall into these two age groups.

De Pere is also seeing a subtle trend as the median age of De Pere residents is on the rise. Since 2010 the median age has increased from 33.8 to 35.8 in 2020, while the estimates for 2029 is 38.1 years of age.

De Pere residents are a mix of all ages

As we look to the future, the 65-69 and 70-74 age groups are predicted to see the most noticeable increase ticking up from 3% in 2020 to about 5-6% by 2029.

This trend is not unique to the City of De Pere. The entire U.S. will see similar demographic shifts in the upcoming decades as indicated by the trends and projects from U.S. Census Bureau.

Tapestry Segmentation

What is it?

Tapestry Segmentation represents the fourth generation of market segmentation systems that began 35 years ago. The 68-segment Tapestry Segmentation system classifies US neighborhoods based on their socioeconomic and demographic compositions. This allows for more targeted consumer analysis and in-turn, business recruitment.

Top Tapestry Segments - City of De Pere

The top five Tapestry Segments in the City of De Pere comprise approximately 75% of the communities population. This high concentration of population indicates that there are a large number of people within the city that share similar socioeconomic and lifestyle characteristics. This further indicates that they likely have similar spending habits making them a LARGE and distinct consumer group.

Middleburg (4C)  makes up 24.5% of De Pere residents.

Bright Young Professionals (8C)  makes up 21.5% of De Pere residents.

In Style (5B)  makes up 14% of De Pere residents.

Old and Newcomers (8F)  makes up 10.4% of De Pere residents.

Households

The graph to the left shows the top ten tapestry segments in the City of De Pere and how they compare to Brown County as well as the U.S.

The concentration of "Middleburg", "Bright Young Professionals", "In Style", and "Old and Newcomers" is significantly higher than the County and the U.S. This localized concentration offers both challenges as well as opportunities.

One of the main challenges is a lack of housing options. For communities that have a high concentration of people with similar socioeconomic characteristics there can be a lack of housing options as residents age and their needs change.

Opportunities include targeted marketing for businesses. The top four tapestry segments have median ages between 33 and 42, strong education and workforce traits, and the average household sizes between 2.1 and 2.75. All of these indicate that the City of De Pere is a community sought out by people preparing to or who are in the process of raising a family.

Home Value

De Pere housing units are 62.6% owner occupied, 34.3% rented, and 3.1% vacant. Housing value of the owner occupied housing units is shown on the graph.

There has been a rather dramatic shift in the value of the housing stock in the City of De Pere pre covid19 pandemic vs. post pandemic. The shift in values saw a sharp decline in the number of homes valued in the $100,000-$149,999 category and significant increases in the number of homes valued in the three categories from $250,000 to $499,999.

In summary, De Pere's 25,634 residents are well educated with 75.7% having more education than a high school diploma alone, the four prevalent tapestry segments are expected to remain dominant for the foreseeable future, and our median household income is stable with a greater percent of households at high income levels and a smaller percent of households at low income levels than Brown County. The households in De Pere average 2.36 residents per household, and there is an upward trend in housing value overall, however, the largest segment of homes falls in the $150,000-$199,999 bracket. These values show that De Pere is stable but may have some challenges ahead as it relates to providing diverse and affordable housing options.
