LA County Housing Prices, Income, and Nearest School Quality
This project takes a look into the impact that school quality and income has on the cost of housing in LA County.
The housing prices are affected by the median household income of the people living in certain areas in LA County and the quality of their nearest schools. This is represented by the map below.
Each line depicted in the map represents one or more houses and connects them to the nearest school. The thicker the line, the higher the quality of the school.
The color code is the following: light tan represents low income & low house prices, blue represents high income & low house prices, orange represents low income & high house prices, and brown represents high income & high house prices.
After conducting an analysis of these factors, we discovered some results:
--- In some of the areas of Palmdale and Lancaster, the housing prices and income appears to be relatively low when compared to the rest of LA County. Others near these two cities appear to have higher income, but still less expensive housing. The school quality also appears to be slightly lower than in other regions.
--- Similarly, towards the middle of LA County near Inglewood and Florence-Graham the school quality as well as the income also appears to be lower. This area also is characterized by housing prices that are more towards the middle of the range.
--- It is also noteworthy that the costal areas primarily have high income, expensive housing, and a higher-ranking school quality. One potential exception to this is a group of houses near Wilmington Waterfront Park, which is near Long Beach. They have expensive housing, lower income, and good school quality.
--- Likewise, there is also another noteworthy area. It is located towards the south of San Fernando Valley. It is marked by good school quality, but is characterized by lower income and costly houses.
--- Santa Clarita appears to have high income, good school quality, and a mix between lower and higher housing prices.
Overall, it appears that the higher the income and nearest school quality is, the more expensive housing will be. However, other factors such as location may also impact the housing prices and, thus, lead to some variation when considering purely income and school quality.
